DESCRIPTION OF SERVICES
Ward Consulting provides the full range of design and construction services, from Pre-design to facility occupancy. Additionally, we have provided project specific tasks as required by the project or client. The following is a representative description of our services.
Architecture/Engineering Services
Ward Consulting renders complete architectural and engineering services for its clients. Services include:
· Pre-Design
Develop the Owner’s program, financial and time requirements, and establish the overall scope of the project.
· Site Analysis
Determine the site-related design alternatives and specific facility requirements for the project.
· Schematic Design
Establish the general scope, conceptual design, and the scale and relationship of components of the project.
· Design Development
Further refine the size and character of the project, including architectural, structural, mechanical and electrical systems, materials and such other elements as may be appropriate.
· Contract Documents
Prepare documents in which the requirements for the work are set forth in detail.
· Contract Administration
Conduct the work performed by one or more Contractors.
· Post-Contract
Assist the Owner’s use and occupancy of the project.
Ward Consulting furnishes a comprehensive construction service. Services include:
· Pre-Construction
Develop conceptual estimates and schedules
· Value Engineering
Our library of materials and knowledge of state-of-the-art means and methods provide an array of savings possibilities.
· Estimating
Establish a detailed cost breakdown for the construction phase.
· Scheduling
Develop a Critical Path Method (CPM) Schedule for the construction phase.
· Project Buy-out
Bid packages are issued for competitive bids, bids are reviewed for completeness and contracts are awarded to the successful contractors.
· Project Start-up
Pre-Construction meetings are held to address any construction issues with the contractors. Site layout is addressed for egress, ingress and material staging.
· Project Management
Our project administrative system is used to distribute, manage and record all correspondence and documentation associated with the construction of the project.
· Cost Control System
The costs of the industry are controlled by a concise Schedule of Values. Ward Consulting uses standard AIA documentation to report and manage the costs of construction.
· Project Close-out
Upon substantial completion a detailed room-by-room or area-by-area pre-punch list is established, and contractors are directed to complete. This activity is followed by the final punch list from the Owner and immediately completed. Ward Consulting provides As-Built documentation, Warranty and Maintenance Manuals to the Owner, along with a formal list of contractors and suppliers for the project.

· We assist our clients in setting up the structure and staffing needs of
Project, and create a cohesive project organization.
· During pre-construction meetings with potential contractors, we help our clients obtain the best commitments to price, schedule, quality and scope. We negotiate agreements on specific services, and obtain commitments from suppliers, contractors, subcontractors and consultants. These are documented in technical memorandums, which are used to minimize misunderstandings before any arise, and to provide proof of agreements made initially.
